We need a few good Home Owners...

The Board of Directors is looking for a few good Home Owners to serve on our board!

We are currently looking into changing our by-laws to include a 5-7 member board.

We are now accepting recommendations and or applications to replace the Secretary/Treasurer.

If you are intrested please email alexanderplacehoa@gmail.com.

Hope to work with you soon.
The Board of Directors

Pool Remains Open

The pool will remain open an additional week with an official closure date of Sunday September 23rd.

There was additional time and hours that were owed to us from our pool company so the maintenance of this last week will not cost the Home Owners any additional money.

Please take this time to enjoy the last few days of summer (and the glorious weather).

Thank You,
The Board of Directors

Recorded Minutes

Attendees: Grandchester Meadows, Inc (David Robbins & Associates)
Board of Directors: Mitchell Bates, Brenda Green, Norwood B. Starling
Approximately 40 Homeowners

Meeting opened by Mitch Bates introducing the new management company, Grand Chester Meadows, Inc. He was immediately, interrupted by a board member stating that Grandchester Meadows was not our management company because they did not vote. A homeowner stated that the majority vote rules. Afterwards, the spouse of the said board member disrupted the meeting and heated words were passed. Home owners, stated they were tired of distractions, vicious attacks on personal lives, gossiping and overall tearing-down of our community and simply want to stop this path of destruction. We only want involvement from those that display teamwork in their word and deed.

Questions, posed to David Robbins:

Q. What will Grandchester bring to Alexander Place Town-home Association?
R. Proactiveness to concerns, communication and quick to respond.

Q. Where are the monies for Alexander Place Town-home Association?
R. The monies have not been transferred from CAS. The monies are not with any board member or Grandchester Meadows, Inc.

Q. When can we expect HOA Fee Coupon books?
R. Use the coupons mailed with the introduction letter until the year ends. Coupon books will go out for 2008 once the budget has been ratified.

Q. Will our money be set in Grandchester Meadows name?
R. Alexander Place Townhome Association, Inc will have your own account. It will not be set up in Grandchester Meadows name.

In addition, Mitch shared the areas of concern for the new contract previously discussed:

We will pay 10.75/per home (less than previous rate with CAS).

A clause is incorporated to our contract to review the contract with legal counsel and request immediate amendments, if any language is found to misleading and or detriment to a particular party up to 60 days.

We also included, a Contract Increase Cap as well, that may not exceed 3% per year.

Homeowner asked, what the process to have a Board member removed is? Response from David Robbins, a motion would have tobe made to call a Special Meeting specifically for that reason and the meeting has to be posted on the property no less than 72 hours (3-Days) prior to the meeting. The homeowner made a motion to call a Special Meeting to have a Board Member removed. The motion was moved to the 8th power to hold a Special Meeting to remove a Board member on Sunday, September 16, 2007 at 4:00 PM at the Alexander Place Community Clubhouse.

Homeowner made a motion that the number of Board members be increased and that motion was 2nd. Additional information will follow as this process is a bit more time consuming to complete. However, as previously stated the board and community are in agreement that more board members are critical to the overall welfare of the community.

The meeting was adjourned with an Executive Session following. Officers were voted to the following positions:
President-Mitchell Bates
Vice President-Brenda Green
Secretary/Treasurer-Norwood B Starling, Jr

HOA Meeting at Alexander Town Home Clubhouse 8/26/2007

The new board called the meeting to order at 4:00pm and welcomed all homeowners. The board of directors continued to update the homeowners on new business.

The landscaping bids have continued to come into the community with great feedback on improving the entire grounds. We’ve been informed that fescue is not the best grass for the soil profile and region. The board will be making a decision in the near future on a company that will bring luster and pride to our neighborhood. The board will continue to compare bids so that the community can get the most of their funds.

A Management company to replace CAS was the main topic of conversation. 75% of the homeowners present stressed that they wanted to hire a management company for approximately one year to allow the board the opportunity to align themselves versus moving to a self run community (no management company in place).

*Please do not mail your September HOA dues to CAS at this time. The board will contact you as to where and when you should send your September dues.*

This website has been set up to distribute information and news about the community in the interim. Please check back periodically for further news and events.
We as the board realize that our community is going through a huge transition. We would like to Thank You for your patience and support as we work through this time.

If you need to contact the board via email please direct your emails to alexanderplacehoa@gmail.com

Introduction

Welcome to the Alexander Place Home Owners Association E-Newsletter!

The purpose of this website is to keep us home owners informed about what is going on in our community. Although the site will be updated, the board asks that all home owners be responsible for reading paper mail that relates to the community. This website is an additional source of information for you, but it is not a substitute for the paper mail you receive in your mailbox.

Also, we strongly encourage every home owner to participate in our regular Home Owners Association Meetings in the Clubhouse. Its the best way to stay involved in your community, and get to know your neighbors.
